Investors who understand scarcity. There are only 197 homes in The Fountains, and turnover is extremely low. People who buy here tend to stay. That stability translates to appreciation over time.

The Real Competition

People always ask me: "How does The Fountains compare to Anthem Country Club or Seven Hills?"

Here's my honest take:

Anthem Country Club gives you golf course access and elevation views, but the lots are smaller and you're paying country club dues whether you golf or not.

Seven Hills has beautiful hillside lots, but the streets are steep and the community feels more spread out. Less intimate.

MacDonald Highlands and Ascaya? Stunning modern architecture and club amenities, but you're paying significantly more for that ultra-luxury positioning. The Fountains gives you established luxury without the sky-high price tag or monthly club fees.

California relocations are still strong—especially from Orange County, Bay Area, and San Diego. Washington and Arizona buyers are increasing too. These folks want security, space, and lower taxes. The Fountains delivers.

Renovated homes are selling fast. If you're thinking about listing, updating your kitchen, bathrooms, and HVAC before you go on the market will pay off dramatically. I've seen $50k in renovations add $150k-200k to sale price and cut market time in half.

Pricing is holding steady because inventory is so limited. We're not seeing wild appreciation like 2021-2022, but we're also not seeing the price drops happening in other Vegas neighborhoods. Luxury buyers with cash are still active.

If You're Thinking About Selling

Don't list in original condition unless you have to. Buyers in this price range expect turn-key. That doesn't mean you need to spend $200k on renovations, but fresh paint, updated lighting, professional landscaping, and working systems are non-negotiable.

Also, staging matters more than you think. I've had sellers push back on staging costs, then watch their home sit for 90 days. Empty homes feel cold. Properly staged homes feel like someone's dream house.

If You're Thinking About Buying

Move fast on the good ones. Renovated properties with desirable lots don't last. I had a buyer last month lose three homes because they wanted to "think about it" for a few days. In this market, hesitation costs you.

Be realistic about original-condition homes. If you're handy or have a great contractor, fine. But don't underestimate renovation costs—they're higher than you think and take longer than you want.
