Queensridge is a guard-gated luxury community on the west side of Las Vegas, set just east of Summerlin along West Charleston Boulevard. It is known for large custom and semi-custom estates on quiet, landscaped streets, along with high-rise residences near its edge that offer a lock-and-leave alternative to a single-family home. For buyers who want privacy and an established setting without moving to the far edges of the valley, Queensridge is one of the first names that comes up.
This guide covers where Queensridge sits, what daily life looks like, the types of homes you will find, the status of the former golf course land that runs through the community, and how we help clients buy and sell here.
Queensridge lies within the City of Las Vegas on the west side of the valley, close to the boundary with Summerlin. The community is centered on West Charleston Boulevard near South Rampart Boulevard, which puts the Interstate 215 and Summerlin Parkway corridors within a short drive. Downtown Summerlin's shopping and dining, the Red Rock Canyon area to the west, and the resorts along Rampart Boulevard are all nearby, while the Strip and Harry Reid International Airport are reachable by freeway. Many buyers choose Queensridge precisely because it feels residential and secluded yet sits close to the center of the west valley. See our Las Vegas guide for the wider city picture and our Summerlin guide for the neighboring master plan.
Life in Queensridge centers on the privacy of the gates, mature landscaping, and quick access to west-side shopping, dining, parks, and medical services. Residents are close to Downtown Summerlin and the dining and entertainment along Rampart Boulevard, and the hiking and scenic drives of Red Rock Canyon National Conservation Area are a short trip west. High-rise residents near the community enjoy building amenities and wide views across the valley toward the Strip and the Spring Mountains.
For years Queensridge was associated with golf. The Badlands Golf Club opened in October 1995 with 27 holes designed by Johnny Miller and wove through the community, according to the Las Vegas Review-Journal. The course stopped operating in December 2016, and the land became the subject of a long legal and planning dispute. In February 2025 the Las Vegas City Council approved a plan by a national homebuilder for 1,480 homes, townhomes, and condominium units on the roughly 250-acre former course. If you are considering a home that backs onto that land, ask us to walk you through the approved plan and how it may affect a specific lot's views and surroundings.
Queensridge offers a mix that is unusual for a single address. Most of the community is single-family homes, from semi-custom residences to large custom estates on generous lots, many with Mediterranean and European-inspired architecture, resort-style pools, and mature trees. Near the edge of the community, high-rise towers offer full-service condominium living with views. Because the product varies so much, a single community-wide average tells you little about any one home.
For a regional benchmark, Las Vegas REALTORS (LVR) reported a median sale price of $470,000 for existing single-family homes in Southern Nevada in September 2026, unchanged from September 2025 and below the record of $490,000 set in May and June 2026. Luxury homes in this community typically trade well above that regional figure, so ask us for a current comparable-sales report before you set a budget or a list price.
Queensridge is divided into a northern and a southern section on either side of Charleston Boulevard, each made up of smaller named neighborhoods with their own streetscapes and lot sizes. The former Badlands land threads between parts of the community, so lot position matters: an interior cul-de-sac and a former golf-frontage lot can carry very different considerations. The towers near the community form a separate high-rise segment with their own associations and fees. We help buyers sort through these differences street by street, and we always confirm the exact HOA and any sub-association for a specific address.
Public schools serving Queensridge are part of the Clark County School District (CCSD). School zoning can change and can differ from one street to the next, so confirm the zoned schools for any specific address directly with CCSD before you buy. The west side of the valley also has several private school options, and we are happy to share what other families have considered.
The Gorton Group is a Las Vegas luxury real estate team led by Michael Gorton. Communities like Queensridge reward local knowledge: two homes on the same street can differ widely in lot position, view, remodel quality, and HOA details, and those differences rarely show up in a portal estimate. We help buyers compare homes side by side, read the HOA and club documents carefully, and understand how a specific lot and street have traded over time.
For sellers, we build pricing on real comparable sales, prepare the home so its best features show clearly, and market it to the buyers most likely to value what makes it different. Learn more on our buyer and seller pages, read our luxury market report, or browse past sales.
