Seven Hills Henderson: A Luxury Buyer's Guide to Serket Golf, Strip Views and Guard-Gated Enclaves

Seven Hills Henderson: A Luxury Buyer's Guide to Serket Golf, Strip Views and Guard-Gated Enclaves

Seven Hills is one of Henderson's most established hillside communities, and it keeps showing up on luxury buyers' short lists for three reasons: elevation, a Rees Jones golf course at its center, and guard-gated custom estate enclaves with views across the Las Vegas Valley. If you are comparing Henderson's hilltop neighborhoods heading into 2027, this guide covers what Seven Hills offers, how its gated enclaves differ, and what to check before you write an offer.

Where Seven Hills Sits and Why Elevation Matters

Seven Hills is in Henderson's 89052 ZIP code, on the hillsides south of the Interstate 215 corridor between Green Valley and Anthem. When the community was being planned in 1996, the Las Vegas Sun described it as about 1,300 acres at the base of the Black Mountain range, with roughly 450 acres set aside as open space. That setting is the reason so many Seven Hills homes look north and west over the valley toward the Strip.

It is also a mature community. The City of Henderson lists Seven Hills at 1,292 acres, with 3,262 existing housing units out of a planned 3,550 as of January 1, 2025, or 91.9 percent built out. For buyers, that means settled streets, grown-in landscaping, and a real resale history to study, rather than a construction zone and a builder's price sheet.

Serket Golf Club: The Course Formerly Known as Rio Secco

The golf course at the heart of Seven Hills opened in 1997 as Rio Secco Golf Club, designed by Rees Jones. It now has a new name. Cabot-Managed Properties, which operates the course for owner VICI Properties, rebranded it as Serket, and it reopened under that name on September 20, 2025. According to the club, Serket is a par 72 course that winds through the canyons and plateaus of the Black Mountains with views of the Strip throughout the round.

One detail matters for buyers: Serket is a public-access course with public tee times, not a private equity club. You do not need a membership to play, and owning a home in Seven Hills does not come with club dues. That is a real difference from Henderson communities built around private clubs, and it is worth weighing if you want golf without a membership commitment. If you see older listing copy that mentions Rio Secco, it refers to the same course.

Open, Gated and Guard-Gated: How Seven Hills Is Organized

Seven Hills is not one neighborhood. It is a collection of individually named neighborhoods under a master association, and they fall into three broad groups:

  • Open neighborhoods with condominiums, townhomes and production single-family homes.
  • Gated neighborhoods with controlled access but no staffed guard gate.
  • Guard-gated custom estate enclaves on the higher ridgelines, with names such as Terracina, Rapallo and Venezia, where the community's largest homes and best view lots are found.

The guard-gated enclaves have their own associations, architectural standards and fees on top of the master association. Two homes a few streets apart can carry very different HOA structures, so we confirm every layer for each address before a client commits.

What to Check Before You Buy a Luxury Home in Seven Hills

Hillside communities reward careful homework. These are the questions we work through with every Seven Hills buyer:

  • View orientation and protection. Which direction does the main living space face, what sits downhill, and could anything be built in the view corridor later?
  • Golf frontage tradeoffs. A fairway lot brings open space and green views, and it can also bring golf traffic and stray balls. Walk the lot during play if you can.
  • HOA layers. Get the master and sub-association documents, fees, reserves and any pending assessments for the exact address.
  • Lot grade and outdoor space. Hillside lots vary widely in usable yard, so compare pools, patios and setbacks, not just interior square footage.
  • Schools. Seven Hills is served by the Clark County School District, and zoning can differ between neighborhoods and change over time. Confirm the zoned schools for a specific address with CCSD.
  • The right comparable sales. Portal estimates rarely separate a guard-gated view estate from an open neighborhood home a mile away. Comparable sales need to match enclave, view and lot position.

Seven Hills Compared With Anthem Country Club and MacDonald Highlands

Buyers looking at Seven Hills often tour two nearby Henderson hilltop communities as well. MacDonald Highlands and Anthem Country Club are both guard-gated communities built around private country clubs, while Seven Hills pairs guard-gated enclaves with a public-access course. Which one fits depends on how you want to live: a club-centered social life, or golf on your own schedule with no membership. Our MacDonald Highlands guide, Anthem Country Club guide and Henderson guard-gated communities guide walk through the differences.

Seven Hills Prices in Context

Seven Hills covers a wide price range, from townhomes to custom view estates, so a single community average is not very useful. For a regional benchmark, Las Vegas REALTORS reported a median sale price of $470,000 for existing single-family homes in Southern Nevada in September 2026, unchanged from a year earlier and below the record $490,000 set in May and June 2026. Homes in the guard-gated enclaves trade far above that figure, and pricing swings with view, lot and condition. You can see what is on the market today on our Seven Hills neighborhood page or with our home search, and we are happy to send a current comparable-sales report.

Thinking of Selling in Seven Hills?

In a mature community, buyers have plenty of resale history to compare against, so pricing and presentation decide how quickly a home sells. We build list prices on true like-for-like sales within the same enclave, prepare the home so its views and outdoor spaces show clearly, and market it to buyers most likely to value what makes it different. Start with a home valuation or read our seller's guide.
