Tournament Hills Summerlin: A Luxury Guide to Living on TPC Summerlin

Tournament Hills Summerlin: A Luxury Guide to Living on TPC Summerlin

Tournament Hills is where Summerlin's luxury story started. Long before the newer enclaves farther west, this guard-gated neighborhood of custom estates was laid out around TPC Summerlin, the master plan's first golf course and the place where Tiger Woods won his first PGA TOUR event in 1996. I'm a Las Vegas native, and I've watched this side of the valley grow in leaps and bounds. Tournament Hills still holds its own because it offers something new construction can't copy: mature streets, big lots and a private championship course right out the back door. Here is my guide for buyers and sellers who are looking at this enclave.

Location and Setting

Tournament Hills sits in The Hills South, the first village developed in Summerlin. According to Summerlin's official history, development on The Hills South began in 1991, and the 725-acre village became home to Summerlin's first custom home neighborhoods, including Eagle Hills and Tournament Hills, along with the Summerlin Library and Performing Arts Center and TPC Summerlin. The neighborhood uses the 89134 ZIP code, sits just west of Rampart Boulevard and north of Summerlin Parkway, and is a short drive from Downtown Summerlin.

The setting was part of the pitch from day one. When the first lots were released in 1993, Nevada Business Magazine reported that Tournament Hills offered 132 half-acre and one-acre lots for custom homes on or next to the Tournament Players Club private course, with views of the Red Rock cliffs and the Spring Mountains to the west and the Las Vegas cityscape to the east. Red Rock Canyon National Conservation Area, which the Bureau of Land Management places about 17 miles west of the Strip, is still the backdrop that defines the west side of the valley.

Homes and Architecture

Every home in Tournament Hills sits on a lot that was sold for a custom build, so no two streets look alike. You will see classic Mediterranean and traditional estates next to homes that have been fully reworked with cleaner, contemporary lines. Because the neighborhood dates to the early 1990s, many homes have been remodeled at least once, and the quality and timing of those updates matter as much as square footage.

The estates here can be very large. In 2022 the Las Vegas Review-Journal featured a 21,835-square-foot Tournament Hills home, built in 1996 on about three-quarters of an acre with golf course views, that was listed for $8.975 million. Lot size, course frontage and views separate one address from the next.

Golf and Lifestyle

TPC Summerlin is a private club designed by Bobby Weed, with PGA TOUR veteran Fuzzy Zoeller as player consultant. The course winds through natural arroyos and canyons, with bentgrass greens, water features and five sets of tees. The club also notes that members have never been assessed for course or clubhouse improvements, which is worth asking about at any private club.

For decades this course was part of the PGA TOUR's Las Vegas stop. The Shriners Children's Open was played in Las Vegas every October from 1983 to 2024, with TPC Summerlin hosting the 2024 edition, and the event officially ended after that year.

One point I make with every buyer: living in Tournament Hills does not make you a TPC Summerlin member. Membership is a separate decision with the club, so if golf is the reason you are moving, start that conversation early.

Guard Gate and Privacy

Tournament Hills was marketed as gate-guarded when lots were first sold in 1993, and it remains a guard-gated enclave today. For many of my clients, the controlled entry and larger lots are the real draw. Gate hours, guest access and contractor rules are set by the association, so I always have buyers confirm the current details with the HOA. If you are comparing gated options across the valley, my guide to guard-gated communities in Las Vegas is a good starting point.

Who Tournament Hills Fits

Tournament Hills fits buyers who want an established, central Summerlin address rather than a new build on the edge of the valley. It suits golfers who want to be on or near a private course, families who want room and mature landscaping, and move-up buyers who would rather renovate a great lot than wait on new construction. If you want brand-new homes and a newer clubhouse scene, I would also show you The Ridges or The Summit Club. If golf frontage closer to the city is the priority, Queensridge is worth a look too.

Buying Tips

  • Inspect for age. Many homes are around 30 years old. Budget for a thorough inspection of roofs, HVAC, plumbing, pool equipment and a sewer scope.
  • Walk course-side lots twice. Visit in the early morning and late afternoon. Maintenance crews and play change how a backyard feels.
  • Read the HOA documents. Ask for budgets, reserves and architectural guidelines from both the Tournament Hills association and the Summerlin master association before you plan a remodel.
  • Confirm schools directly. Check current school assignments with the Clark County School District for the specific address.
  • Be ready. This is a built-out, resale-only enclave, so good homes do not come up often. Get pre-approved or have proof of funds lined up, and set up a search so you see new listings fast.

Selling Tips

  • Price the lot, not just the house. Course frontage, view lines and lot size drive value here, so I compare each home against close matches rather than neighborhood averages.
  • Show the updates. Buyers will ask what has been redone and when. A clear list of renovations, permits and system ages builds confidence.
  • Market the setting. Golf, mountain and city views need strong photography and video, and the story of Summerlin's first custom neighborhood still resonates with luxury buyers.
  • Start with a real number. Request a home valuation, see how I approach listings on my sellers page, or get quarterly data from my Luxury Market Report.
