Downtown Summerlin Guide: What Luxury Buyers and Residents Should Know

Downtown Summerlin is the commercial and social center of Summerlin, the master-planned community on the western edge of Las Vegas. It is a 400-acre mixed-use development built by Howard Hughes, combining an open-air shopping center, Class A offices, apartments, a casino resort and two sports venues. This guide covers its history, what you can do there, who lives nearby, and how it connects to Summerlin's luxury neighborhoods.

A Short History of Downtown Summerlin

Planning for a Summerlin town center, then called Summerlin Centre, was underway by 1999. The first building on the site was Station Casinos' Red Rock Resort, which opened in April 2006. Construction of the mall portion stopped in 2008 during the Great Recession. Howard Hughes took the project back over in 2010, resumed construction in July 2013 and renamed it Downtown Summerlin.

The shopping center opened on October 9, 2014, with 85 of its 125 stores ready. Offices and homes followed: One Summerlin, a nine-story office building, opened in April 2015, the Constellation apartments welcomed residents in 2016, and Two Summerlin opened in August 2018, becoming Howard Hughes' headquarters in July 2019.

Location and Access

Downtown Summerlin sits in Summerlin South within the village of Summerlin Centre. Per Wikipedia's summary, it is bounded by Charleston Boulevard to the north, Sahara Avenue to the south, the 215 Beltway to the west and Town Center Drive to the east. Its 215 Beltway frontage makes it easy to reach from across the west valley, and Red Rock Resort sits within the development.

Shopping

The open-air shopping center covers 106 acres and includes a Regal Cinemas theater and various restaurants alongside national and local retailers. The developer describes a mix of shopping, dining, entertainment, health and wellness, home furnishings and services. A 7.4-acre expansion that began in 2023 at the southeast corner added Whole Foods Market as an anchor along with more restaurants.

Posted retail hours are 10am to 8pm Monday through Thursday, 10am to 9pm Friday and Saturday, and 11am to 7pm Sunday, with hours varying by tenant.

Dining

Dining is woven through the shopping center and the newer southeast expansion, which was planned with additional restaurants. The developer highlights a robust culinary lineup and nights out under the lights. Red Rock Resort adds casino resort dining, and it completed a $35 million renovation timed to the shopping center's 2014 opening. Because restaurant openings and closings change often, check the official Downtown Summerlin directory for current tenants.

Entertainment and Sports

City National Arena

City National Arena opened in 2017 as the team headquarters for the Vegas Golden Knights NHL franchise and the UNLV Rebels hockey program.

Las Vegas Ballpark

The Las Vegas Ballpark, home of the Las Vegas Aviators minor league baseball team, opened in 2019. Both venues sit on Downtown Summerlin's eastern 200-acre parcel, north of the Tanager apartments.

Events

The district runs a busy calendar. Regular fixtures listed by the developer include the Las Vegas Farmers Market every Saturday at 9:00 a.m., the Parade of Mischief every Friday and Saturday at 6:00 p.m., and weekly Fitness on The Lawn, plus seasonal celebrations.

Residences in Downtown Summerlin

Living in the district today means apartment living within walking distance of shops and venues. The developer lists Tanager, Tanager Echo and Constellation as its residences.

As of 2014, Howard Hughes' residential plans for the district called for no single-family homes, so buyers who want an estate look to the neighborhoods around it.

Summit House (proposed): In October 2026, the Las Vegas Review-Journal reported that Howard Hughes Holdings filed plans with Clark County for Summit House, a proposed 260-unit condo project in two 21-story towers near the outdoor mall. It is a proposal only and has not been approved. County records showed no scheduled hearings, and the developer has not shared pricing or a timeline.
