Buyers who start a Summerlin search at the top of the market usually end up with the same three names on their list: The Ridges, The Summit Club and Reverence. All three sit on Summerlin's western edge with the mountains of Red Rock Canyon behind them, and all three are guard-gated. That is where the similarities end. One is a custom home village with a resident club, one is a members-only private club community, and one is a newer Pulte Homes village built around elevation, views and a resort clubhouse. Here is how they compare, so you know which one fits before your first tour.
The Short Answer: Which Summerlin Community Fits You?
- Choose The Ridges if you want a large custom estate, a guard gate and a resident club, without a private golf membership as a condition of owning the home.
- Choose The Summit Club if you want the full private club life, with Tom Fazio golf, dining and concierge service, and the budget for both the home and the membership.
- Choose Reverence if you want a newer home inside a guard gate, a big view from higher ground and a resort clubhouse, at a price that starts closer to $1 million than $10 million.

Location: Three Neighbors on Summerlin's Western Edge
Summerlin is the 22,500-acre master-planned community developed by Howard Hughes. The Ridges is a guard-gated enclave off Flamingo Road at Town Center Drive, and The Summit Club sits immediately south of it, entered from Town Center Drive south of Flamingo. Both are minutes from Downtown Summerlin. Reverence is farther north, Summerlin's northernmost village, west of the 215 Beltway between West Lake Mead Boulevard and Cheyenne Avenue.
All three share the same backdrop. Red Rock Canyon, Nevada's first National Conservation Area, rises to the west, and that open land is a big part of why these neighborhoods feel so private. Reverence's calling card is altitude. It sits at an average elevation of about 3,200 feet with sweeping views to the east, and its developers have said no future development will occur to its west. For the wider area, see our Summerlin neighborhood guide.
The Ridges: Custom Estates With a Resident Club
The Ridges is a 793-acre guard-gated village named for the ridgeline that protects it, and Summerlin reported nearly 1,000 completed homes there in 2020, most of them primary residences. Custom enclaves such as Azure offer lots from about a quarter acre to more than an acre. Design review is strict, with desert contemporary guidelines and no streetlights, so the neighborhood stays darker and quieter at night than most of the valley.
Club Ridges, built in 2007 and renovated in 2020, gives residents a resort-style pool, tennis courts and fitness rooms. The golf story is changing. Bear's Best, the Jack Nicklaus replica course inside the village, sold in 2025 for $30.5 million, and its new owners told the Review-Journal they hoped to reopen it as a private club in October 2026. As of October 25, 2026, the Amara Golf & Social Club website still says only "coming soon," so treat the opening date and membership terms as unconfirmed.
Prices. Sotheby's reports a Q3 2026 median sale price of $4.03 million across seven sales, with an average of 89 days on market and 38 homes in inventory at quarter end. The Review-Journal reported that an Azure home on the golf course sold for $16 million in August 2025. Read our full The Ridges luxury guide or browse homes for sale in The Ridges.
The Summit Club: Summerlin's Private Club Community
The Summit Club is a joint venture between Howard Hughes and Discovery Land Company, announced in 2014 as a 555-acre community and since grown to more than 600 acres and about 260 residences. It calls itself the only private residential lifestyle club community in Las Vegas, and that is the real difference. At The Ridges and Reverence, you buy a home and gain a clubhouse. At The Summit Club, the membership is the lifestyle.
Members have a private 18-hole Tom Fazio course, a clubhouse with more than 70,000 square feet of amenity space completed in spring 2023, fine dining at Geno's, a culinary market, Outdoor Pursuits outings across Southern Nevada and a Kids Camp. Homes are either custom estates and homesites or turnkey Club Village residences near the clubhouse.
Prices and costs. This is where Las Vegas sets its records. A Summit Club Drive estate sold for $35 million in May 2024, the all-time Las Vegas single-family record reported by the Review-Journal, and a new modern estate sold for $22.5 million in February 2026. As of October 25, 2026, the one Summit Club listing on our site was a 2,477-square-foot residence asking $13.5 million. In 2024 the Review-Journal reported a $250,000 membership fee, $110,000 in annual club dues and about $30,000 a year in association fees, so confirm current figures before you buy. Reverence: Newer Homes, Elevation and the View
Pulte Homes opened Reverence in June 2017, and the guard-gated Heights at Reverence holds seven neighborhoods: Ascension, Canyonside, Copperhead, Granite Hills, The Peaks, The Point and The Terrace. The 16,000-square-foot Clubhouse at Reverence opened in 2018 for residents inside the gate, with a beach-entry resort pool, a lap pool, a spa, a fitness center and pickleball courts.
What sets Reverence apart is how it feels to live there. Homes draw on Craftsman, Prairie, Hacienda, Farmhouse and Desert Contemporary influences, so the streets feel warmer than the stark modern look of many new luxury neighborhoods. And because the village sits high with the mountains directly behind it, the view does the heavy lifting. Evenings are when Reverence shines, with the valley lights coming on below and the ridge going quiet behind you.
Prices. Guard-gated homes opened from the $500,000s. Sotheby's reports a Q3 2026 median of $1.03 million across eight Reverence sales, half of them between $500,000 and $1 million, with an average of 35 days on market. As of October 25, 2026, homes listed on our Reverence page ranged from $1.2 million to $2.9 million, and published resale records show top sales of about $3 million. Ownership Costs: Plan for More Than the Mortgage
Each community layers its costs differently. The Heights at Reverence carries its own association dues plus a Summerlin master association fee, and The Ridges has its own association as well. The Summit Club adds club membership and annual dues on top of association fees. Amara at The Ridges will be a separate private membership whose terms have not been published. Ask for every fee, transfer cost and assessment in writing before you write an offer. Our guide for Nevada home buyers walks through the rest of the checklist.
How to Choose Between Them
If golf is part of daily life
The Summit Club is the only one of the three with an operating private course inside the community today. The Ridges may become a golf address again once Amara opens.
If you want to build
The Ridges and The Summit Club both offer custom homesites with design review. Reverence is a Pulte village, so the opportunity there is a newer home you personalize rather than a ground-up build.
If value and views lead
Reverence gives you a guard gate, a resort clubhouse and an elevated outlook at a fraction of its neighbors' prices. Focus on the lot, because two homes with the same floor plan can be worlds apart depending on what sits below them.
Whichever way you lean, tour at sunset. All three communities change once the valley lights come on, and that is often when the right home makes itself obvious. Compare listings in our Summerlin home search, check our Luxury Market Report, or read our Henderson vs. Summerlin comparison if you are still weighing sides of the valley.
