The Ridges Summerlin: A Luxury Buyer's Guide to Las Vegas's Western Rim

The Ridges Summerlin: A Luxury Buyer's Guide to Las Vegas's Western Rim

By The Gorton Group | Summerlin luxury real estate

On the western rim of the Las Vegas Valley, where Summerlin meets the rugged ridgelines near Red Rock Canyon, sits one of the most storied addresses in Southern Nevada. It is a place of celebrated custom estates, a Jack Nicklaus golf course being reborn as a private club, and evening views that run from Red Rock Canyon to the lights of the Strip. We spend a great deal of time inside these gates with our clients, and this guide is the briefing we share before a first tour: what The Ridges is, how life there works, what you can buy, and the questions worth asking before you make an offer.

What Is The Ridges?

The Ridges is a 793-acre, guard-gated luxury village within Summerlin, the 22,500-acre master-planned community developed by Howard Hughes Holdings. It was conceived in 2000 as an exclusive enclave of custom and semi-custom homes at the master plan's far western boundary, and it takes its name from the dramatic rocky ridgeline on which it sits.

Its reputation was established early. Summerlin notes that Forbes.com named The Ridges the third most exclusive gated community in America in 2003. By 2020, Summerlin reported nearly 1,000 completed homes in the village, the majority of them primary residences, which gives The Ridges a year-round, lived-in feel that some resort-style luxury communities lack.

Location and Setting

The Ridges sits off Flamingo Road at Town Center Drive, just west of the 215 Beltway. Downtown Summerlin's shopping, dining and entertainment are minutes away, and Summerlin describes the Strip as a short 20-minute drive. Red Rock Canyon National Conservation Area, Nevada's first National Conservation Area, frames the community to the west and offers a scenic drive, hiking and wildlife viewing close to home.

Summerlin points to the elevated setting as a defining advantage: consistently cooler temperatures, commanding views across the entire valley and a protected ridgeline that shields the community from future development. Lighting is deliberately kept low. A Review-Journal profile of the village noted that there are no streetlights, only low-energy path lights, which keeps the night sky remarkably clear for a major metro area.

Golf: From Bear's Best to Amara

For two decades, the centerpiece of The Ridges was Bear's Best Las Vegas, a Jack Nicklaus course that opened in 2001 and recreated some of his favorite holes from courses across the country. That chapter has closed. According to the Review-Journal, the 200-plus-acre course was sold to Mulligan Holdings for $30.5 million, and the owners told members that public tee times would end in June 2025.

The new owners are transforming the property into Amara Golf & Social Club, a private club. In a 2025 interview with the Review-Journal, they said they planned to invest $300 million, were working with Jackson Kahn Design on the course, and expected to add 15 boutique villas scheduled for completion in December 2027. They also said they hoped to reopen as a private club in October 2026. As of this writing, Amara's own website says only that the experience is "coming soon," and membership terms have not been published by the club.

For buyers, this matters in two ways. Golf-frontage homes in The Ridges will soon sit on a private course rather than a public one, and the investment signals long-term commitment to the land at the heart of the village. We follow the club's progress closely and will share official membership details as soon as they are released.

Club Ridges and Everyday Amenities

Club Ridges is the residents' private health, fitness, tennis and swim facility, reserved for Ridges homeowners and their guests. Built in 2007, it was reimagined in 2020 with a redesigned lobby, new lighting and finishes, upgraded group exercise and Pilates rooms, refreshed locker rooms and new pool deck furniture. Today it offers a resort-style pool, tennis courts, fitness spaces with classes, and a lounge for a coffee after a workout.

Beyond the club, residents enjoy landscaped walking trails, community events and easy access to Summerlin's network of more than 150 miles of trails.

Neighborhoods and Architecture

The Ridges is a collection of distinct neighborhoods rather than a single subdivision. When the Review-Journal profiled the village in 2015, it counted seven custom home neighborhoods and four high-end production neighborhoods. A few names come up again and again:

  • Promontory Ridge. The first custom neighborhood, with lots approaching an acre at some of the village's highest elevations and panoramic views from Red Rock Canyon to the Strip.
  • Azure. A premier custom enclave and home to several of the community's largest recent sales.
  • Indigo. A custom neighborhood with homesites that Summerlin described as ranging from a quarter acre to more than an acre.
  • Talon Ridge. Along the southeast edge, announced in 2019 as the ninth and final custom home neighborhood, with 17 homesites of a quarter to a third of an acre.

The architectural signature is desert contemporary. A Howard Hughes design review board guides every custom home, favoring horizontal, sloped and curved lines that follow the terrain, along with desert-appropriate colors and materials. Within those guidelines you will find everything from Frank Lloyd Wright inspired forms to ultramodern glass and steel. The 2015 Review-Journal profile noted that palm trees, olive trees and common Bermuda grass were among the few prohibited plants, and that many owners favor infinity-edge pools that flow toward the open desert.

Prices and Recent Sales

The Ridges has produced some of the valley's most notable sales, and recent results show a market that rewards patience and good advice:

  • Q3 2026 snapshot. Sotheby's International Realty's Q3 2026 market update for The Ridges, based on Las Vegas REALTORS MLS data, shows seven closed sales with a median price of $4.03 million and an average of $5.14 million, an average of 89 days on market, and 38 homes in inventory, up 15% from a year earlier. With so few sales, one quarter can swing sharply: the Q3 2025 median was $7.45 million.
  • A summer standout. A $7.7 million estate in The Ridges was the valley's priciest publicly marketed home sale in July 2026, though it closed below its original asking price, according to Homes.com data reported by the Review-Journal.
  • Azure records. The Review-Journal reported that a home on Sun Glow Lane in Azure, set on the sixth hole of the golf course, sold for $16 million in August 2025, and that a 12,445-square-foot home on Flying Cloud Lane, also in Azure, sold for $13.5 million in January 2025.
  • At the top of the market. A home of more than 14,000 square feet on Magic Stone Lane was listed for $22.5 million in June 2026.

Because The Ridges spans everything from production homes to trophy estates, we price each property on its own neighborhood, lot, view corridor and build quality rather than on a village-wide average.

Buying Tips: Questions to Ask Before You Make an Offer

  • What are the association dues? Ask for the master association and any neighborhood sub-association dues, plus any special assessments.
  • How does Club Ridges access work? Confirm what is included for owners and guests.
  • What will Amara membership cost? Club terms have not been published, so treat membership as a separate decision and ask for written terms when they are released.
  • What can I change? Remodels go through design review, so request the guidelines and CC&Rs early.
  • What could affect the view? Study what is built, or buildable, below and beside the lot.
  • How long has it been on the market? With longer market times this year, the listing history can reveal real negotiating room.
  • What are the property taxes and schools? Pull the Clark County Assessor record and confirm school assignments for the specific address with the Clark County School District.
