Few things say Las Vegas luxury quite like a backyard that opens onto a fairway. Across Henderson, Summerlin and the west valley, some of the most sought-after homes sit along private club courses and resort layouts, with green sightlines, mountain backdrops and, from the higher lots, views of the Strip at night.
Every golf community has its own character. Some are built around a private club with membership by application, others sit beside courses that take public tee times, and a few are in the middle of a redesign. This guide walks through the guard-gated and master-planned golf communities our clients ask about most, what sets each one apart, and what to check before you buy a home on the course.
Owning a home in a golf community almost never includes a club membership. In most of the communities below, the homeowners association and the club are separate, so membership is its own decision with its own application and costs. If golf or club dining is part of your plan, confirm current categories with the club before you write an offer.
Lot position matters more than the street name. A home on a quiet stretch of fairway, a home near a tee box and a home across from a green can feel very different day to day. Orientation, elevation, how close the cart path runs to the yard and whether the view reaches the mountains or the Strip all affect both enjoyment and resale value, which is why we compare golf frontage sales lot by lot rather than relying on a community average.
MacDonald Highlands climbs the foothills above Henderson behind guard-gated entries, with homes cascading down the hillsides and lining the fairways of DragonRidge Country Club. The private course was designed by Jay Morrish and David Druzisky, and the developer notes that every hole offers a view of the Strip. Golf frontage, elevation and the quality of the view line can separate otherwise similar homes by a wide margin. Club membership is separate from the HOA. Buyers who want golf-adjacent living with full resort service can also look at Four Seasons Private Residences Las Vegas, which is rising inside the same gates.
Anthem Country Club is a guard-gated community in the Henderson foothills built around a private course by Hale Irwin and Keith Foster. Its elevation gives many homes views across the valley, and the mix runs from production-built homes to gated custom enclaves. Membership is by invitation and does not require living inside the gates, and the club and the community association are separate.
Seven Hills is known for elevated lots, golf course frontage and views toward the Strip. Its course opened as Rio Secco Golf Club, a Rees Jones design, and now carries the Serket name. Guard-gated custom enclaves sit on the higher ridgelines, while other neighborhoods are open, so we confirm the gate and association structure for every address.
Lake Las Vegas pairs waterfront living with championship golf. Reflection Bay Golf Club is a Jack Nicklaus Signature Design, and SouthShore Country Club is described as the first private Jack Nicklaus Signature Course in Nevada. Value can change a great deal between a lakefront lot, a golf course lot and a view lot in the hills.
Southern Highlands is anchored by the private Southern Highlands Golf Club, co-designed by Robert Trent Jones Sr. and Robert Trent Jones Jr., with lakes and waterfalls that give it a parkland feel unusual for the desert. At the top of the market, the guard-gated Estates hold custom homes and lots along the course and into the surrounding foothills.
Spanish Trail is one of the valley's most recognized guard-gated golf addresses, built around the private Spanish Trail Country Club. The Robert Trent Jones Jr. course is played as three nines, known as Canyon, Lakes and Sunrise, with lakes and water features throughout. Homes range from golf-view residences and patio homes to large custom estates along the fairways, and club membership is optional and separate from the HOA.
Canyon Gate is a guard-gated country club community just off West Sahara, centered on a Ted Robinson course known for its lagoons and views toward Red Rock Canyon. It offers a wider range of home types than many gated golf communities, from attached and patio homes to custom estates on the fairways. The club says membership is open to anyone, and homeownership does not include it.
Both communities sit beside TPC Summerlin, a private club in the TPC Network whose course was designed by Bobby Weed with Fuzzy Zoeller as player consultant. The layout winds through arroyos and canyons, which is why so many lots back onto green space. Tournament Hills is known for custom and semi-custom estates on quiet private streets, and Country Club Hills is a guard-gated enclave wrapped around the course in the heart of Summerlin. Living in either does not make you a club member.
Canyon Fairways and The Palisades are gated enclaves in The Canyons village of Summerlin set along TPC Las Vegas, a Bobby Weed and Raymond Floyd design. Because TPC Las Vegas takes public tee times, residents can play without buying a private club membership, while many homes enjoy open views over the fairways toward the Spring Mountains and Red Rock Canyon.
In The Ridges, the former Bear's Best course, a Jack Nicklaus design, is being transformed into the private Amara Golf & Social Club, so buyers should ask for the latest on the club before they buy. Just to the south, The Summit Club is a members-only community built around a private Tom Fazio course set against the Red Rock Canyon backdrop.
Grand Legacy is a guard-gated golf community wrapped around The Legacy Golf Club, an Arthur Hills design. Homes sit on and around the course rather than across a road from it, so fairway frontage and open sightlines are part of daily life for many owners.
Buyers sometimes ask about Queensridge as a golf community. The former Badlands course stopped operating years ago and the land has been the subject of a long planning process, so we treat former golf-frontage lots there as a separate question and walk clients through the current status before they buy.
We compare golf homes the way buyers live in them: which side of the fairway catches the afternoon shade, which lots see the course and the mountains together, how club and HOA costs stack up, and how a specific stretch of frontage has traded over time. For sellers, we price and present golf frontage so buyers understand what makes a particular lot special.
Usually not. In most Las Vegas and Henderson golf communities, including MacDonald Highlands, Spanish Trail, Canyon Gate and the communities beside TPC Summerlin, the homeowners association and the club are separate, and membership has its own application and costs.
Guard-gated golf options include MacDonald Highlands, Anthem Country Club, Spanish Trail, Canyon Gate, Tournament Hills, Country Club Hills, The Ridges and Grand Legacy, along with gated enclaves inside Seven Hills and the Estates at Southern Highlands. We confirm the gate setup for every address we show.
Yes. TPC Las Vegas, beside Canyon Fairways and The Palisades in Summerlin, takes public tee times, so residents can play without a private membership.
Yes. Hillside communities such as MacDonald Highlands, Seven Hills and Anthem Country Club combine golf with elevation, and the developer of MacDonald Highlands notes that every hole at DragonRidge offers a view of the Strip. Views vary lot by lot, so we check sightlines in person.
Look at the exact lot position, orientation, distance from tees and greens, the cart path, view lines, any club or sub-association fees, and the current status of the course. A home's frontage can matter as much as its floor plan.
The former Badlands course in Queensridge stopped operating years ago, and the land has been through a long planning process. We explain the current status for any former golf-frontage lot before you buy.
