November quietly sets up the Las Vegas luxury market for the next year. Listings thin out around the holidays, serious buyers keep shopping, and this month's data says a lot about pricing heading into 2027. Here is my briefing on where things stand in Henderson, Summerlin and the wider valley, plus the specific reports and dates I am watching this month.
Where the Valley Stands Heading Into November
The most recent Las Vegas REALTORS (LVR) report covers September. The median price of existing single-family homes sold through the MLS was $470,000, down 1.1% from August and exactly even with September 2025. That is still below the all-time high of $490,000 set in May and June.
Supply is the bigger story. LVR counted 7,995 single-family homes listed without any offer at the end of September, up 6.6% from a year earlier, and the sales pace equated to about a five-month supply, up from roughly four months a year ago. Single-family sales were down 7.4% year over year. Even so, 75.9% of homes that sold closed within 60 days, and 23.5% of all local sales were cash transactions.
My read: prices are holding, but buyers have more choice than a year ago.
The Luxury Tiers Are Moving in Different Directions
Las Vegas Sotheby's International Realty's third quarter report for its Las Vegas market area shows a split inside the high end. Closed sales between $1 million and $2 million rose to 125 from 110 a year earlier, a 14% gain. Closed sales above $2 million slipped to 22 from 25, down 12%.
In practice, homes in the $1 million to $2 million range in places like Summerlin and Henderson are finding buyers at a healthy clip. Above $2 million, in guard-gated communities like The Ridges, MacDonald Highlands and Ascaya, the buyer pool is smaller and pricing has to be precise. A well-priced estate still sells. An optimistic price tends to sit.
Builders Say Luxury Is Their Strongest Segment
New construction is where the slowdown shows most clearly, and where luxury stands out most. Las Vegas-based Home Builders Research reported 483 new-home net sales in September, down 5% from September 2025 and 30% below the 2026 monthly average for the second straight month. The weekly average of 121 net sales was the lowest of the year. Builders closed 6,143 homes through September, down 20% from the same stretch of 2025.
Look closer, though, and the higher end is carrying more of the load. Home Builders Research President Andrew Smith said more than 30% of 2026 net sales have come in communities with an average base asking price over $600,000, compared with 26% overall in 2025.
Tri Pointe Homes' Las Vegas division president, Klif Andrews, put it plainly in an October 24 interview with EMD News: the higher-end market is the strongest segment, and "what the headlines are missing is that the luxury market is doing very well." He said Tri Pointe is offering financing incentives in most of its communities, with rates that can go below 5%, and has a new Summerlin community, Agave Ridge, coming at more than $2 million.
Toll Brothers also opened Reflection Ridge in September, a gated community in Summerlin's La Madre Peaks Village. Toll's community page lists two-story homes of roughly 3,300 to 3,800 square feet, starting at $1,159,995 when I checked on November 1. For a broader look at what is under construction, see my fall 2026 guide to new luxury construction in Henderson and Summerlin.
Why this matters if you own a resale home: buyers shopping between $1 million and $2 million are comparing your home against new builds that come with rate buydowns and design credits. Your pricing and presentation need to answer that comparison directly.
Where Mortgage Rates Stand Today
Freddie Mac's Primary Mortgage Market Survey put the 30-year fixed rate at 7.24% for the week of October 29, down from 7.32% the week before and its lowest level of the month. A year ago it averaged 6.17%. The 15-year fixed averaged 6.60%.
Most luxury purchases involve jumbo financing. The 2026 baseline conforming loan limit is $832,750, and anything above that is a jumbo loan. Mortgage News Daily's daily jumbo index stood at 7.55% on October 30, while the Mortgage Bankers Association's weekly survey showed a 7.28% average jumbo rate for the week of October 28. What to Watch in November 2026
The October Las Vegas REALTORS report
LVR typically releases its monthly numbers early in the following month. September's report came out October 6. October's report will show whether higher rates kept pushing inventory up, and whether the median holds near $470,000.
Weekly rate moves
Freddie Mac publishes its survey every week. After two straight weekly declines, I am watching whether the 30-year rate keeps easing back toward 7%.
2027 conforming loan limits
The Federal Housing Finance Agency announced the 2026 limits on November 25, 2025, and it generally announces the next year's figures around the same time. A higher limit lets more buyers near $1 million avoid jumbo financing.
The December Fed meeting
The Federal Reserve's next meeting is December 8 and 9, with a decision on December 9. Expect rate headlines to build through late November.
A Holiday-Season Game Plan for Luxury Sellers
Listing between Thanksgiving and New Year's is not a mistake. Fewer homes compete for attention, and the buyers touring in December are usually serious. A few things make the difference:
- Price to the current market, not last spring's. With about five months of supply valley-wide, the first two weeks on market matter most. Watch showing activity and feedback closely and adjust early rather than late.
- Lean into twilight and lifestyle. Short days mean many buyers see homes at dusk. Lighting, landscape lighting and twilight photography help a luxury home show its best.
- Know your competition, including new builds. If a buyer can get a below-market rate from a builder down the road, your offer terms and presentation need to compete.

What It Means for Luxury Buyers
Buyers have more room to negotiate than they did a year ago, especially above $2 million and on homes that have been on the market a while. Get your jumbo financing lined up early, compare builder incentives against resale opportunities, and move decisively when the right home appears, because well-priced homes are still selling within 60 days. Frequently Asked Questions
Are Las Vegas home prices falling?
Not meaningfully. Las Vegas REALTORS reported a September median single-family price of $470,000, the same as September 2025 and down 1.1% from August. Prices are flat while inventory is rising, which gives buyers more leverage without a broad price decline.
How is the Las Vegas luxury market doing in late 2026?
It depends on the price band. Las Vegas Sotheby's International Realty's Q3 report for its Las Vegas market area showed $1 million to $2 million closings up 14% year over year, while closings above $2 million were down 12%. Builders such as Tri Pointe describe the luxury segment as their strongest.
What are jumbo mortgage rates right now?
Mortgage News Daily's jumbo index was 7.55% on October 30, 2026, and the Mortgage Bankers Association's weekly jumbo average was 7.28% for the week of October 28. Loans above the 2026 conforming limit of $832,750 are considered jumbo loans.
What new luxury communities are opening in Summerlin?
Toll Brothers opened Reflection Ridge, a gated community in La Madre Peaks Village, in September, with homes listed from $1,159,995. Tri Pointe has said its upcoming Summerlin community, Agave Ridge, will be priced above $2 million.
