Lake Las Vegas Luxury Homes: A Guide to SouthShore, The Island and Waterfront Living

Lake Las Vegas Luxury Homes: A Guide to SouthShore, The Island and Waterfront Living

Lake Las Vegas is the one place in Southern Nevada where a luxury buyer can live on the water, play two Jack Nicklaus golf courses and still be about 25 minutes from the Las Vegas Strip. It sits on the east side of Henderson, and at the top of the market it offers something no hillside community in the valley can: lakefront homes, private docks and custom home sites surrounded by water. Here is my guide to the ultra-luxury side of Lake Las Vegas, where the best homes are, what they cost and what to check before you buy.

What Makes Lake Las Vegas Different

The community is built around a 320-acre man-made lake, the centerpiece of a master plan of about 3,600 acres. The lake was formed by an earthen dam across the Las Vegas Wash, and filling began in 1991. Today the shoreline holds resort hotels, The Village at Lake Las Vegas with its lakeside restaurants and shops, two championship golf courses and a range of neighborhoods from townhomes to custom estates.

For luxury buyers, the draw is simple. Most of the valley's top communities, such as MacDonald Highlands and Ascaya, sell elevation and Strip views. Lake Las Vegas sells water. Residents kayak, paddleboard, take electric Duffy boats around the lake and join the rowing and dragon boat clubs that train here. Lake Mead National Recreation Area is just minutes away for bigger boating, hiking and cycling.

SouthShore: The Guard-Gated Golf Enclave

SouthShore is the 24/7 guard-gated private community on the south side of the lake and the address most luxury buyers ask about first. It begins at Grand Mediterra Linear Park, a two-mile tree-lined path that serves as the main route to the eleven neighborhoods inside the gates. Those neighborhoods range from villas and townhomes to semi-custom homes, custom estates and buildable homesites, including lakefront homes with electric boat docks and estates set higher on the hills overlooking the lake and valley.

Inside the gates is the private SouthShore Country Club, home to what the developer describes as the first private Jack Nicklaus Signature Course in Nevada. The 6,925-yard championship layout climbs from the shoreline into the desert ridges and canyons. The club also lists temperature-controlled pools, a tennis and pickleball complex, two fitness centers, club dining and access to a private beach and lake marina.

One point that matters for your budget: owning a home in SouthShore and belonging to the club are separate. Every owner belongs to the Lake Las Vegas Master Association and the SouthShore Residential Community Association, and some SouthShore neighborhoods add a Special Benefit Area or their own CC&Rs. Club membership is a separate decision with its own categories and costs, so I confirm every layer of fees for a specific address before you write an offer.

The Island: Custom Lots Surrounded by Water

The newest ultra-luxury opportunity at Lake Las Vegas is The Island on the northeast shore. According to the developer, it has approximately 140 home sites spread across four peninsulas, connected to the mainland by a single land bridge and set behind a guarded gate. Every lakeside home site offers the option of a private dock, and residents will have a park, private beach access and nearby walking and biking trails.

The developer says only a handful of custom lots remain. For a buyer who wants to design a custom home with the lake on several sides, there is nothing comparable elsewhere in the Las Vegas Valley. Building on The Island is a longer project than buying a finished home, so I recommend planning the design review, builder selection and timeline before you commit to a lot.

Golf, Clubs and Everyday Lifestyle

Lake Las Vegas has two Jack Nicklaus golf courses. Besides the private SouthShore course, Reflection Bay Golf Club opened in 1998 as a Jack Nicklaus Signature Design. It hosted the Wendy's 3Tour Challenge from 1998 to 2007 and has a 32,000-square-foot clubhouse and a private white sand beach. The club notes that Golf Digest has ranked it among America's 100 Greatest Public Courses.

Off the course, the Lake Las Vegas Sports Club is a private amenity for residents with family and lap pools, tennis and pickleball courts, a spa, a fitness center and a movement studio, and it is home to the UNLV Sports Science Center. The Village at Lake Las Vegas adds lakeside dining, a grocery and seasonal live entertainment, and two resort hotels, The Westin Lake Las Vegas Resort and Spa and the Hilton Lake Las Vegas Resort and Spa, are part of the community.

Lake Las Vegas Home Prices and Market Context

Lake Las Vegas covers a wide price range, so community-wide numbers need context. Las Vegas Sotheby's International Realty reports that in the third quarter of 2026, Lake Las Vegas single-family homes and condos had a median sale price of $666,000, up 2% from a year earlier, and an average close price of $1.03 million across 61 closed sales. Six of those sales closed above $2 million, the same number as the third quarter of 2025, and 12 closed between $1 million and $2 million.

The market has also become more balanced. The same report shows average days on market of 98, up 11% from a year earlier, and 275 homes in inventory at the end of the quarter, up 14%. For buyers at the top end, that means more choice and more room to negotiate on the right home. For sellers, it means pricing and presentation matter more than they did two years ago.

The value gap between lot types is large here. A lakefront home with a dock, a golf course home in SouthShore and a view home on the hills can sit a short walk apart and trade at very different prices. I always build pricing from recent sales of the same lot type in the same neighborhood, not from community averages.

Is Lake Las Vegas Right for You?

Lake Las Vegas tends to suit buyers who want a resort lifestyle every day: second-home owners, golfers, boaters and people relocating from coastal markets who want to stay near the water. It is quieter than the central valley and farther from the Strip than Henderson's western hillside communities. If you want guard-gated hillside living with Strip views, compare it with MacDonald Highlands, Ascaya or Seven Hills. If water and golf are at the top of your list, Lake Las Vegas has no real equal in the valley. You can see current homes for sale on our Lake Las Vegas neighborhood page or search all listings.

Frequently Asked Questions About Lake Las Vegas Luxury Homes

Is Lake Las Vegas guard-gated?

Parts of it are. SouthShore is a 24/7 guard-gated private community, and The Island is planned behind its own guarded gate. Other Lake Las Vegas neighborhoods have their own gates or are open, so confirm the security setup for each address.

Can you have a private boat dock at Lake Las Vegas?

Some homes have them. The developer says every lakeside home site on The Island offers the option of a private dock, and SouthShore includes lakefront homes with electric boat docks. Electric boats, paddleboards and kayaks are the typical watercraft on the lake.

Does buying in SouthShore include a country club membership?

No. Homeowners automatically belong to the Lake Las Vegas Master Association and the SouthShore Residential Community Association, but SouthShore Country Club membership is separate, with its own membership categories and costs.

How much do luxury homes at Lake Las Vegas cost?

In the third quarter of 2026, Las Vegas Sotheby's International Realty reported a $666,000 median and a $1.03 million average close price across 61 sales, with six sales above $2 million. Lakefront, golf course and custom homes typically sit well above the median.

How far is Lake Las Vegas from the Las Vegas Strip?

About 25 minutes by car, according to the developer. The community is on the east side of Henderson near Lake Mead National Recreation Area.
