Las Vegas REALTORS released its October 2026 MLS statistics this week, and the headline mix is familiar to anyone watching Southern Nevada closely: existing single-family median prices held near $475,000, sales volume slipped again, and inventory kept building toward nearly six months of supply. Nevada Business Magazine covered the release on November 5, and the Las Vegas Review-Journal followed on November 6. For buyers and sellers in Henderson and Summerlin luxury pockets, the valley median is only the backdrop. What matters is how rates, days on market, and choice at the top of the market change your negotiating position.
My take below walks through the verified LVR numbers, pairs them with Freddie Mac's November 5 mortgage-rate print, and translates the data into how I advise clients shopping or listing in places like MacDonald Highlands, Ascaya, The Ridges, and the broader Summerlin and Henderson luxury corridors. Median Prices Held Steady While Sales Softened
LVR reported that the median price of existing single-family homes sold through the Southern Nevada MLS in October was $475,000. That is up 0.1% from October 2025. The Review-Journal also notes a 1.1% rise versus September. The figure remains below the all-time high of $490,000 set in May and June.
Condo and townhome medians cooled. The October median was $279,000, down from the prior month and down 2.1% from October 2025. That is well below the record high of $315,000 set in October 2024.
Total existing homes, condos, and townhomes sold in October: 1,895. Year over year, single-family sales were down 11.9%, and condo/townhome sales were down 23.6%. The total value of MLS-tracked transactions in October was nearly $1 billion for homes and nearly $116 million for condos, high-rise condos, and townhomes. Those value totals were down 10.1% for homes and 22.5% for condos and townhomes versus a year earlier.
I tell buyers not to over-read a flat metro median. A $475,000 valley print does not price a DragonRidge fairway home, a custom Ascaya lot package, or a Ridges view corridor. It does confirm that the broader resale market is not in freefall, even as unit volume softens. Sellers at the luxury end still need street-level comps, not the LVR median, to set a number that will close.
Nearly Six Months of Supply and More Homes Without Offers
October's sales pace equated to nearly a six-month housing supply, up from just over 4.5 months a year earlier. By the end of October, LVR counted 8,112 single-family homes listed for sale without any offer, up 7.6% year over year. Condos and townhomes without offers totaled 2,837, up 6.7% from a year earlier.
More choice is the practical takeaway. Last year's tighter supply rewarded the first strong offer. Today's list without an offer is longer, which gives prepared buyers room to underwrite condition, view quality, and HOA rules before they stretch. It also raises the bar for sellers who still price to last spring's peak ask. If your home has sat without traction, the inventory count is a signal to revisit presentation and price, not a reason to wait for the valley median to "catch up."
LVR also notes that the year-to-date sales pace has been similar to 2025, which posted the lowest annual sales total since 2007. Sales have generally declined since the 2021 peak of 50,010 total properties. These statistics are MLS resale figures. They do not include all new-construction builder sales or for-sale-by-owner transactions, so builder communities can feel different from the resale tape.
That MLS-versus-builder distinction matters in Summerlin West and in parts of Henderson where new product still absorbs demand that never hits the resale board. When I compare a resale listing to a new build, I separate the LVR tape from builder incentives, option pricing, and closing timelines. Buyers who only watch the monthly MLS median can misread how competitive a finished custom or a nearly complete speculative home will feel on a Saturday tour.
Pace of Sale, Cash Share, and Distressed Activity
In October, 72.4% of existing local homes and 62.5% of existing local condos and townhomes sold within 60 days. A year earlier those shares were 71.7% for homes and 67.5% for condos and townhomes. Homes that are priced and presented correctly still move inside two months. The condo/townhome share within 60 days slipped, which lines up with softer attached-product demand.
Cash accounted for 26.2% of local property sales in October, versus 26.5% a year earlier. Distressed sales remain near historically low levels: short sales and foreclosures combined were 1.1% of existing sales, versus 0.9% a year ago. That is not a distress-driven market. It is a rate-and-choice market.
Mortgage Rates: A Third Weekly Dip, Still Elevated Versus 2025
Freddie Mac's Primary Mortgage Market Survey dated November 5, 2026 put the 30-year fixed-rate mortgage at 7.18%, down from 7.24% the prior week and the third consecutive weekly decline. A year ago the 30-year averaged 6.22%. The 15-year averaged 6.57%, down from 6.60% the prior week, versus 5.50% a year ago.
LVR President George Kypreos framed the October slowdown around that rate backdrop. In the association's release, he said the market is seeing the impact of the recent rise in mortgage rates, that demand for homes in Southern Nevada is still strong, and that the statistics would look different if rates dropped by about a percentage point. I agree with the direction of that read. A 7-handle conforming rate still filters many move-up buyers, while cash and jumbo-capable luxury clients keep shopping when the home fits.

What This Means for Henderson and Summerlin Luxury
Valley medians and months of supply set the mood. Luxury outcomes still turn on micro-markets. In Henderson, guard-gated MacDonald Highlands, custom hillside Ascaya, and established golf and estate pockets respond to view corridors, lot quality, and finish level more than to a $475,000 metro print. In Summerlin, The Ridges and neighboring west-side communities trade on privacy, architecture, and Red Rock adjacency. Browse live inventory on our MacDonald Highlands, Ascaya, The Ridges, Henderson, and Summerlin pages, or start a wider search on home search.
For luxury buyers
Use the longer list of homes without offers as leverage to be selective, not slow. Get proof of funds or financing lined up, walk recent closed comps on your street of interest, and move when the fit is right. A third weekly dip in the 30-year average helps at the margin, but 7.18% is still far from last year's 6.22%. Cash and rate-buydown strategies matter more than waiting for a mythical sub-6 print. Our buyer's guide covers how we run that process.
For luxury sellers
Price to the sale that will close in today's comps, not to May's $490,000 valley high or to last year's asking story on your street. With nearly six months of supply and more than 8,100 single-family homes without offers, time on market is a choice. Lead with the specific buyer benefit you offer: gate and club access, indoor-outdoor living, a locked view, or a scarce lot type. A private home valuation or a conversation through our seller resources is the fastest way to stress-test your number. Yesterday we published a deeper look at Mesa Ridge in Summerlin for sellers and buyers comparing west-side communities.
One short note on related headlines already covered elsewhere on the site: Four Seasons Private Residences Las Vegas has its own post on the MacDonald Highlands tops-out and sales story, so I will not rehash it here. Read that update if you are tracking branded residences beside traditional hillside inventory.
