Mesa Ridge is one of the clearest answers in Summerlin for buyers who want a newer, modern home behind a staffed gate. Toll Brothers opened this guard-gated enclave in January 2019 as a private community of 322 one- and two-story homes in 14 designs across four collections, set against the Spring Mountain ridgeline near The Mesa village. The builder is sold out, so every purchase today is a resale. This guide walks through location, collections, amenities, how Mesa Ridge compares with nearby Summerlin enclaves, and what I watch for when clients buy or sell here.
Mesa Ridge Overview
According to Summerlin's January 2019 launch announcement, Mesa Ridge opened as a gated enclave of modern homes with open floor plans ranging from about 3,000 to 5,000 square feet, originally priced from the $700,000s. The neighborhood sits near The Mesa village with a Spring Mountain ridgeline backdrop, and residents also get access to Summerlin's wider parks, trails and Downtown Summerlin amenities.
What stands out when you tour the streets is consistency. Homes share a contemporary design language: clean lines, large windows, high ceilings and indoor-outdoor living that opens to covered patios. For buyers who want a low-maintenance modern look rather than a one-off custom estate, Mesa Ridge is often on the short list next to The Ridges, The Summit Club and Eagle Hills.

Location in The Mesa Village
Mesa Ridge sits near The Mesa, a 497-acre Summerlin village where development began in 2004. Summerlin's official history describes The Mesa as home to single- and multi-family neighborhoods, the 19-acre Mesa Park (with little league fields, tennis and basketball courts) and Bishop Gorman High School on a campus of more than 52 acres. The Spring Mountains rise to the west, which gives many Mesa Ridge homes an open mountain backdrop, and some lots also look east toward city lights.
Day-to-day convenience is part of the pitch. Downtown Summerlin, Red Rock Casino Resort and Spa, City National Arena and Las Vegas Ballpark are a short drive away, and the 215 Beltway connects the neighborhood to the rest of the valley. Our Downtown Summerlin guide covers dining, shopping and arena-side living nearby.
ZIP code for Mesa Ridge listings is typically 89135. Always confirm schools for a specific address with the Clark County School District, because attendance zones can change.
The Four Collections and Homes
Summerlin released Mesa Ridge as four collections. Square footages and bedroom counts below come from the January 2019 announcement. Collection home counts for Overlook and The Peak are also from that release; Sky View and View Point were described by floor plan size rather than a published home count in the same article.
- Overlook: 73 single-story homes of about 3,012 to 3,505 square feet, with three to four bedrooms, 10- to 16-foot ceilings and indoor-outdoor living spaces. Summerlin marketed Overlook for city and mountain views.
- The Peak: 63 single-story homes of about 3,643 to 4,194 square feet, with three to four bedrooms. This collection has its own gate within the community gate for added privacy.
- View Point: two-story homes of about 4,319 to 4,514 square feet with four to five bedrooms and contemporary open plans.
- Sky View: the largest homes, two-story plans of about 4,400 to 5,008 square feet with five to six bedrooms, sited closest to Mesa Park.
Single-story buyers usually focus on Overlook and The Peak. Families who want more bedrooms and upstairs flexibility tend to look at View Point and Sky View. Within each collection, lot position and view often matter as much as the floor plan. Amenities
Mesa Ridge has its own resident-only amenities in addition to Summerlin's master-plan parks and trails. Summerlin's launch list included a resort-style pool, fire pits, outdoor kitchen, social lounge, bocce court and fitness center. A later Summerlin update also noted a Mesa Ridge amenity center added after opening.
Beyond the gate, Summerlin residents can use the master plan's trail network and village parks. Mesa Park next door is a practical daily amenity for sports and play, and Red Rock Canyon National Conservation Area is the weekend outdoor draw for hiking and scenic drives.
Price Context and Today's Resale Market
Opening prices in 2019 started from the $700,000s, per Summerlin. Resales now trade well above that opening range. The public Las Vegas Sotheby's International Realty Mesa Ridge market update for Q3 2026 reported a median sales price of $2.85 million across six closed sales, with an average of 76 days on market and inventory of six homes at quarter end. All six Q3 2026 closings were in the over-$2 million band on that report.
Quarterly numbers in a community of this size can swing with one or two sales, so I always price a specific home against its closest comparables in the same collection, with attention to lot, view and condition. For live inventory, use our home search or the Mesa Ridge neighborhood page rather than a single median.
Who Mesa Ridge Fits (and Nearby Alternatives)
Mesa Ridge fits buyers who want:
- A guard-gated Summerlin address with a staffed entry
- Newer contemporary architecture rather than a 1990s custom remodel project
- A clear choice between single-story and two-story floor plans inside one community
- Proximity to Mesa Park, Bishop Gorman and Downtown Summerlin
It is usually not the right fit if you want a true custom homesite, a private golf membership bundled with the gate or an older estate lot with mature landscaping. In those cases I often compare:
- The Ridges for custom and semi-custom estates in a larger guard-gated village
- The Summit Club for a Discovery Land private-club lifestyle
- Eagle Hills and Tournament Hills for established custom neighborhoods closer to TPC Summerlin
- Reverence for a newer Summerlin village with a different product mix

Buying Tips for Mesa Ridge
- Shop by collection first. An Overlook single-story and a Sky View two-story are different products. Start with the lifestyle you want, then narrow by lot and view.
- Walk The Peak's second gate. If privacy is a priority, tour Peak homes and confirm guest and contractor access rules with the association.
- Price the lot, not only the floor plan. Mountain backdrop, city-light orientation, cul-de-sac position and proximity to Mesa Park can separate two homes with similar square footage.
- Read both HOA layers. Expect Mesa Ridge association documents plus Summerlin master association rules, budgets and reserves before you plan a remodel or ADU conversation.
- Confirm schools for the address. Bishop Gorman is nearby as a private option; public assignments should be verified with CCSD for the specific parcel.
- Be ready on resales. The builder is sold out. Get pre-approved or assemble proof of funds, and set a saved search so you see new Mesa Ridge listings quickly. Our buyer's guide outlines how we run the process.
